Project Description
Bladykas Engineering had the opportunity to work with Northwell Health to convert an existing 3 story office building into a medical office building. The 23,000 square foot building was formerly owned by the Long Island Water Corporation, and this project involved creating separate specialized practices within the building that included cariology, gastroenterology, orthopedic, and urology offices. The renovation involved segmenting each floor as a separate condominium, which required that all of the utilities on each floor had to be made independent of the other floors. New electric service to the building was also required because of a previous easement across the neighbor’s property, which involved coordinating with the utility company and stakeholders. We also worked through providing new natural gas, domestic water, and fire protection water services. These fire protection water services were connected to the new fire sprinkler and fire alarm systems that were designed to comply with Nassau County Fire Ordinance. The new HVAC system uses a combination of rooftop HVAC units and a hot water boiler with a primary/secondary heating loop. Finally, the building was provisioned with an emergency generator tap box that will allow for easy access to a roll-up generator in the event of a long-term power outage. Overall, our team was able to convert a building to suit the exact needs of medical professionals so that they can continue to serve the needs of patients for years to come.
